Apartment prices in Banja Luka continue to rise as demand remains high, according to data from the Institute of Statistics of Republika Srpska (RS).
In the largest city of RS, 168 newly completed apartments were sold in the third quarter of this year at an average price of 3.922 BAM per square meter, which is 8.4 percent higher compared to the third quarter of last year.
However, Banja Luka is not the most expensive. The highest average price was recorded in Trebinje, where 22 apartments were sold at an average price of 4.123 BAM per square meter.
When it comes to other local communities, the highest number of completed and sold new apartments was in Doboj, 212 in total, where purchases were made at a price of 2.572 BAM per square meter.
In Bijeljina, 201 apartments were sold at an average price of 2.600 BAM, while in Pale, 11 apartments were sold, with an average price of 2.395 BAM per square meter.
Overall, 912 apartments were sold, for which more than 131 million BAM was paid, which is 170 more than in the comparable period.
Construction investors collected the most in Banja Luka, 38 million BAM, or 29 percent, followed by Bijeljina with 27.6 million BAM, or 21 percent, and Doboj with 24.5 million BAM, or 18.6 percent.
“The average size of sold new apartments, according to data on usable floor area, in RS in the third quarter of 2025 was 50 square meters,” the Institute of Statistics of RS stated.
