What is the current average Price of Apartments in BiH?

stan-dobrinja-novogradnja1Judging by information from real estate agencies, in the majority of BiH cities apartments are still becoming cheaper and cheaper. For example, prices of square meter of residential space in Sarajevo are currently the lowest in the past decade. Average price of sold new apartments in the third quarter of this year amounts to 1.462 BAM per square meter.

Lowest price of an average apartment in the capital of BiH amounts to 1.200 BAM per square meter and the most expensive apartments cost 4.500 BAM per

“Difference in price depends primarily on location and that is why the most expensive apartments are in the municipalities Stari Grad and Centar. Furthermore, other segments such as surface area, position and equipment in the apartment also influence the price of property,” stated one real estate agency, adding that price of newly built apartments in East Sarajevo ranges between 1.200 and 1.300 BAM per square meter.

Price of newly built apartments in Tuzla amounts to 1.150 BAM per square meter, while the price of one square meter in the city center amounts to 2.300 BAM per square meter.

“Purchase of an apartment in Tuzla depends the most on location, and then surface area. Since the economic crisis seems to have caught this are the most, the price of apartments fell and purchase power of population is low,” stated one real estate agency from Tuzla.

Apartments in Banja Luka are somewhat more expensive than in Tuzla and can be bought at the price from 2.300 to 2.500 BAM per square meter. Apartment in the suburb can be bought for 1.500-1.700 BAM per square meter.

Data of the Agency for Statistics of BiH shows that the number of unfinished apartments at the end of the third quarter of 2016 is 2.976, which is 3.6 percent less than in the same period in 2015. Increase in sales of real estate was recorded in Zenica last year, but this year the real estate agents in Zenica-Doboj Canton also recorded a fall in the sales of apartments.

“An apartment in Zenica can be bought for 1.000 to 1.400 BAM per square meter. Our buyers care the most about quality and location,” stated one real estate agency from Zenica.

The number of finished apartments in the first nine months of 2016 is 1.353, which is 24.5 percent more than in the same period last year.

Average price of sold new apartments in BiH in the first nine months of this year fell by 10.5 percent in comparison with the same period last year. According to the Agency for Statistics of BiH, average price of sold new apartments in the third quarter of this year amounts to 1.462 BAM per square meter.

In comparison with 2015, average price is lower by 11.1 percent, and by 9.2 percent in comparison with the third quarter of 2015.
