The Sale of Apartments in Sarajevo fell by as much as 30 Percent

In 2023, a total of 1,765 apartments were sold in the municipalities of Sarajevo, which is 30 percent less than in 2022, when a total of 2,506 apartments were sold.

Most apartments in 2023 were sold in the municipalities of Novo Sarajevo (470), Novi Grad Sarajevo (419) and Centar Sarajevo (369), while the number of apartments sold in other municipalities is significantly lower.

The decrease in apartment sales occurred in all municipalities except Vogosca, where 23 apartments (26 percent) were sold more than in 2022.

The decrease in the volume of apartment sales in 2023 was accompanied by a decrease in turnover. During 2023, the sale of apartments worth approximately 287 million BAM was realized in the municipalities of Sarajevo, which is about 16% less compared to the year 2022. The highest turnover of apartments was recorded in the municipalities of Centar Sarajevo and Novo Sarajevo (78 million BAM) and Novi Grad Sarajevo (57 million BAM). Compared to 2022, the highest growth in the turnover of apartments was recorded in the municipality of Vogosca (45%), Hadzici (42%) and Ilijas (7%).

Houses for sale

During 2023, a total of 599 houses were sold in the municipalities of Sarajevo, which is 5% more than in 2022. The largest number of them were sold in the area of ​​the municipality of Ilidza (194), followed by Stari Grad Sarajevo (97), Ilijas (85), Vogosca (58), Centar Sarajevo (56) and others.

The highest achieved price of a house sold in the Federation of BiH in 2023 was in the Centar Sarajevo area and its total price was 1,750,000 BAM with a useful area of ​​333 m2 and a total plot area of ​​2,030 m2.

Sale of construction land

During 2023, 3,127 of construction land parcels were sold in the area of ​​Sarajevo municipalities, which is 3% less than in 2022. The largest number of plots were sold in the municipalities of Ilijas (333), Hadzici (224) and Ilidza (194), while in other municipalities the number is much lower.

When looking at the value of sold construction land in all municipalities together, it can be concluded that in 2023 there was a decrease in turnover by 17% (107.9 million BAM in 2023, compared to 129.5 million in 2022). The highest turnover was recorded in the municipality of Centar Sarajevo (34 million BAM), Ilidza (20 million BAM), and Novi Grad Sarajevo and Ilijas (13 million BAM each). The highest growth in the sale of construction land was achieved in the municipality of Trnovo (14 times higher turnover compared to 2022) and Centar Sarajevo (2.3 times higher turnover compared to 2022).

The maximum realized price of construction land in 2023 was 4,120 BAM/m2, and it is located in the area of ​​the Municipality of Centar Sarajevo, Biznis Info writes.
