The new construction market in Republika Srpska still shows no signs of slowing down. On the contrary, the highest number of completed and sold apartments since record-keeping began was recorded in the second quarter of 2026.
According to data from the Republika Srpska Institute of Statistics, reported by BiznisInfo, 670 new apartments were completed and sold from April to June, with a total value of 114.6 million BAM.
This is the highest number of new apartment sales in the second quarter since 2016, when the Institute began tracking this data.
The average area of sold apartments was 54 square meters, while the total turnover value reached 114,615,052 BAM.
Compared to the same period last year, the number of completed and sold new apartments has increased by 4.7 percent.
The average price per square meter in Republika Srpska was 3,193 BAM, representing a 0.8 percent increase on an annual level. Compared to the average price throughout 2025, the price per square meter is 5.6 percent higher.
Jahorina and Trebinje More Expensive than 4,400 BAM per Square Meter
When it comes to prices, the most expensive new construction remains on Jahorina, specifically in the municipality of Trnovo, with the average price of 4,491 BAM per square meter.
Trebinje holds second place with an average price of 4,476 BAM, and Banja Luka third, with 4,154 BAM per square meter.
The highest turnover from the sale of new apartments was achieved in Banja Luka. A total of 161 apartments were sold in this city, with a total value of almost 38 million BAM, accounting for approximately one-third of the total new construction turnover in Republika Srpska.
Trebinje is in second place with 67 sold apartments and a turnover of 22.3 million BAM.
They are followed by Doboj, where 103 new apartments worth 12.6 million BAM were sold; Istočno Novo Sarajevo with 88 apartments and 11.5 million BAM in turnover, and Istočna Ilidža, where 86 apartments were sold for a total of 10.9 million BAM.
Record sales do not necessarily mean a new construction wave.
Although the number of sold apartments reached a record, these figures do not necessarily mean the start of a major new investment cycle in Republika Srpska.
As BiznisInfo reports, citing data from the entity’s statistics institute, a significant part of the sold apartments is located in buildings for which building permits were issued two, three, or even four years ago.
This means that the market is currently largely absorbing projects which started in the period of strong construction momentum, which are now being completed and reaching buyers.
Nevertheless, the fact that the sales of new apartments reached record levels, despite still high prices, shows that demand for new housing in Republika Srpska remains strong.
