It is clear that in understanding market trends in the field of real estate, it is necessary to distinguish luxury from more affordable offers. Even today, it is possible to rent living space in Sarajevo on a monthly basis for 200 BAM, but it is usually a floor of a private house or a room in a building or a studio apartment.

Over the past few years, the real estate market has been facing dynamic changes that have resulted in ever-increasing housing costs. The price of a square meter of residential space, which in the central city core reaches 8,000 BAM, is no longer a novelty, nor is the fact that many are forced to look for alternative options, such as moving to less central parts of the city. The upward trend in the purchase of residential space is followed by the monthly rent, which has also recently shown great increases.

The old prices are no longer relevant

In order to make a cross-section of the market when it comes to renting housing space on a monthly basis, in the first half of the current year, we searched the most popular online platform for buying and selling olx.ba, which shows the range of prices for renting housing space from 200 BAM and more.

The monthly rent of an apartment in the capital of BiH in May this year reached up to 6,500 BAM.

For a budget of 800 BAM, you can rent an apartment with an alarm system, 70 square meters in the famous Sarajevo neighborhood Mejtas, for 1000 BAM a two-bedroom apartment of 55 square meters in Cengic Vila, as well as a three-bedroom apartment of 64 square meters, with a beautifully landscaped yard in the neighborhood that overlooks the old part of Sarajevo, in the Sarajevo neighborhood of Dzidzikovac, you can find a nicely decorated apartment of 72 square meters, for which you will pay monthly rent in the amount of 1300 BAM…

There are several luxury apartments whose rent is 4,000 BAM. What can you get for a rent of 4000 BAM? Luxury and comfort for sure. For one of them, the seller put the following description: “The apartment consists of two floors with two separate entrances and has a total area of 180 m2. In front of the apartment there is a private garden and two parking spaces that are reserved for future tenants…”, in the city center it is possible to rent a five-bedroom apartment for 4,900 BAM, in Skenderija there is also an exclusive apartment of 150 square meters on offer, the rent of which is 5,000 BAM. And for the end, we have left a price treat, a luxurious apartment in which, as stated in the description, no one has lived before, it is located in the popular Bosmal building, with an area of 225 m2, in which every room has a TV and Internet. The monthly rental price is 6,500 BAM, Forbes writes.
