Presenting Distribution Center “Balkan”

The distribution center “Balkan” will extend to 2.27 hectares and is ideal for production and business purposes, distribution operations, duty free zone, shopping malls, etc.

Location

“Balkan” will be located inside and is the biggest commercial zone in Vogošća (near the factory VW). It is situated between the neighborhoods Donji Hotonj from the east side and the river Vogošća from the west side, and borders with the complex Unis.

“Balkan” is located 1 km from the highway by the main transport hub that connects Sarajevo with the rest of the cities in BiH.

The position of this center significantly facilitates cargo truck traffic, since traffic communication to other cities does not pass through the center of Sarajevo. Through the middle of the center local roads pass through, which connect it to the main roads, as well as with the factories VW and Unis.

In addition to the excellent connection, the industrial zone Vogošća has rail infrastructure, and close to “Balkan” there are two rail tracks.

Since “Balkan” is located within the industrial zone there are all necessary requirements for its efficient functioning.

Within the large industrial zone, and next to the subject parcel, there is a large capacity plant that will be used to heat the entire complex. The industrial zone has high voltage electricity that is able to meet the needs of all customers, whether for manufacturing or business processes.

The well for Vogošća is also located nearby, so the costs of connecting it to the main water supply is minimal.

Sewage and other systems in the industrial zone are designed for high capacity and consumers.

With the entire northern side of the center, the river Vogošća flows through, and can be used depending on the needs of the complex.

The northern part of the center, with river Vogošća, is designed for storage, sales, trading and distribution capacity, while the southern part is for the construction of a business and retail space to serve the needs of business partners and the market.

IPC Vogošća has 364 indoor parking spaces on two underground floors.

Opportunity to Invest

The entire project can be divided in two smaller parts, allowing for partial investment and for partnership investments. There is the possibility of investing in the design stage all the way to the end.

Given that it is the early stage of the project, it is possible to make certain adaptations and changes in accordance with the requirements of investors.

Domoinvest d.o.o. Sarajevo has all the facilities for design, realization and implementation of the entire project or to sell the land without the project.
