Apartments in BiH are sold for more than a Million BAM

The demand for real estate in Bosnia and Herzegovina (BiH) is increasing, so the supply, purchase, and sale of apartments and houses is becoming one of the most important economic topics. According to data provided by the Federal Administration for Geodetic and Property Legal Affairs, as of mid-February 2024, the most expensive apartment sold in the Federation of BiH (FBiH) in 2023 was in the area of the municipality of Stari Grad Sarajevo and its total price was 914,600.00 BAM. It is an old building with an area of 170 square meters.

The value of sales contracts is 1,683,733,195.00 BAM in FBiH

“The total number of purchase and sale agreements registered in the period from January 1st, 2023 to December 31st, 2023 in the territory of FBiH is 23,148, while the realized value from sales contracts is 1,683,733,195.00 BAM. Of that number, 22,332 agreements with a realized value of 1,568,218,303.00 BAMrefer to the secondary market, while 816 agreements with a realized value of 115,514,892.00 BAM refer to first sales,“ says the Federal Administration for Geodetic and Property Legal Affairs.

According to the data of the Republic Administration for Geodetic and Property Legal Affairs last year in the Republika Srpska (RS) entity, 18,877 purchase and sale agreements were concluded in which 41,367 properties were sold, the total price of which was 1,156,586,709 BAM.

In the period from 2017 to 2023, 93,551 purchase and sale agreements were recorded in the territory of RS (a total of 188,993 properties were sold, where the contract price was 5,382,688,140 BAM.)

“According to data from sales contracts and questionnaires, which were the subject of registration of ownership rights in regional units and regional offices of the Republic Administration for Geodetic and Property Legal Affairs, the price of the most expensive apartment sold in the RS in 2023 was 603,577 BAM and was recorded in the city of Banja Luka. The area of the apartment is 172 square meters and it is located in a building built in 2020.

The highest price per square meter in RS is 7,450.8 BAM

The highest price of an apartment per square meter in the RS was 7,450.8 BAM and was sold in the municipality of Jahorina (Pale). The area of the apartment is 42 square meters and it is located in a building built in 2019.

The most expensive house sold in the RS in 2023 cost 725,000 BAM, it is located in the city center of Banja Luka. The surface of the house is 225 square meters, and the yard is 446 square meters, and it is located in a building built in 2000.

The price of the most expensive sold construction land (28,699 square meters) in this entity is registered in the city of Banja Luka and costs 6,500,000 BAM.

According to the data, the largest number of purchase and sale agreements in the RS in 2023 was recorded in Banja Luka, followed by Bijeljina, Prijedor, Doboj, Laktasi, Gradiska, and Istocno Novo Sarajevo, while the lowest number of purchase and sale agreements was recorded in Petrovac, Krupa na Uni, Jezero, and Kalinovik.
